Demo Debris Around Richmond and Wayne County

Most demolition around here is partial: a wall opened up, a chimney coming down, a bathroom to the studs, a garage stripped before rebuild. That kind of work produces two different loads. Framing lumber, paneling, cabinets and plaster dust sweepings are ordinary flat-rate debris. Concrete, brick, block, and plaster and lath are heavy material, billed off the scale ticket past the included 1,000 lbs, and they go in the 12-yard only. Jeff sorts it all out on the first call, which is why he asks what you're tearing into before he quotes anything.

Dumpster Sizes for Demo Jobs

Heavy demo material goes in the 12-yard under the heavy material rate. The lighter wreckage, lumber, trim, drywall, fixtures, goes at the flat rate, and a bigger job often runs cheapest as a heavy 12 plus a 16-yard for everything else.

What a Demolition Dumpster Costs

The published rates apply like any other job: $295 to $375 on the 12-yard, $325 to $425 on the 16, all-in with no sales tax. Heavy material carries 1,000 lbs included, then $50 a ton off the scale ticket. Mixed loads price as heavy, so keeping the concrete separate from the cabinets is the money move.

For a demolition job, the 12-yard starts at $295 and the 16-yard at $325, all-in with no sales tax. Heavy material (concrete, dirt, shingles, plaster and lath) goes in the 12-yard with 1,000 lbs included, then $50 a ton. Jeff confirms the size and the total on the call.

The question that prices a demolition load isn't how big the structure is, it's what it's made of. A stick-framed garage is a volume job. The same garage with a slab floor coming out is a volume job plus a weighed one, and pricing them as two loads is cheaper than pricing them as one heavy load.

Pre-war interiors deserve their own sentence: plaster and lath tears out at three or four times the weight of the drywall that would replace it, and it's the single most common surprise in Richmond demo work. Say the build year when you call and the surprise disappears.

Old Houses Come Apart Heavy

A lot of Richmond and Wayne County demolition happens inside houses built before drywall. Plaster and lath is the material that surprises people: it looks like wall, it weighs like concrete, and a full-room tear-out is a genuinely heavy load. If your demo touches a pre-war house, say so on the phone and the quote comes out right.

Two things stay out of every demo load regardless: anything with freon still in it, and liquids of any kind, including the half-cans of paint and solvent a gutted garage always coughs up. The what-goes-in list covers the rest.

Demolition Debris Questions

Do you do the demolition?

No. J's is the dumpster side: you or your contractor tear it down, Jeff hauls the debris. What he brings to a demo job is the right container for the material and honest weight billing off the scale ticket.

What size dumpster for tearing out a bathroom?

If tile, mortar bed or plaster walls are coming out, the 12-yard on the heavy rate. If it's fixtures, drywall and a vanity, the 12 at flat rate covers it with room to spare.

Can brick and block go in the dumpster?

Yes, in the 12-yard as heavy material: 1,000 lbs included, $50 a ton after, weighed on the ticket. Never in the 16, because dense loads hit the trailer's legal weight long before they fill it.

Where do you deliver demolition dumpster rental?

Five counties across two states, from Richmond out through Winchester, Connersville, Liberty and into Eaton, Ohio. Demolition Dumpster Rental run off the same Richmond yard as everything else, so being at the edge of the map changes the drive, not the quote. See the full service area.

What does demolition dumpster rental cost?

The same published rates as every job: $295 to $375 on the 12-yard and $325 to $425 on the 16, delivery, pickup and dump fee included. Heavy loads carry the 1,000 lb / $50 a ton rule, stated up front. The pricing page has the detail.

Do you do junk removal, or just dumpsters?

Dumpsters only. Jeff brings the dumpster, you load it at your own pace, he hauls it. There's no loading crew, and the price reflects that: you're paying for the container and the disposal, not labor. For most demolition dumpster rental that's also the cheaper way to do it.
